Occupancy Guidelines

Occupancy at Campus Crossings - Lafayette is strictly limited to one resident per bedroom unless otherwise modified by Campus Crossings - Lafayette to accommodate double occupancy standards for specific unit types. An additional minor child being twelve (12) months of age or less who occupies the same bedroom with the child’s parent or legal guardian, will be permitted in addition to the one person per bedroom occupancy guidelines as defined above. The birth certificate for the child must be submitted with the application for rental.

Age Requirements

Anyone of legal age in the State in which the community is located may apply for residency.

Income/Employment Requirements

If Applicable, Applicant’s or Sponsor Guarantor’s Monthly Gross Income must be at least three and one half (3½) times the total rental rate. Applicant or Sponsor Guarantor must have a minimum of 1 year of continuous employment history.

Residence Requirements

Applicant or Sponsor Guarantor must have a minimum of 1 year of good continuous rental or mortgage history.

Social Security Number Required

Any resident that does not have a social security number must pay three months rent in advance, which shall be applied to the last three months of lease term to qualify for occupancy.

Credit History

In the event that Campus Crossings - Lafayette requires a credit check, a FICO Credit Score must be above 600. Unsatisfied Bankruptcies, Judgments, and Tax Liens will be an automatic denial. Satisfied and Unsatisfied Evictions, Foreclosures and Repossessions will also be an automatic denial. Any delinquent monies owed to a previous landlord will be grounds for denial of applicant.

** NOTE: If no or insufficient credit history is obtained then the potential resident will need to pay two months rent as a security deposit.

Criminal Background Checks

Campus Crossings - Lafayette may perform a criminal background check on the resident. Applications will be rejected for felonies, deferred adjudications for a felony, crimes against persons or if applicant has a juvenile record that includes any of these serious offenses.

Any such offenses shall be grounds for denial of the application or termination of the lease should such offense occur after the approval of the initial application. Please note that this requirement does not constitute a guarantee or representation that Residents or occupants currently residing in our community have not been convicted of a felony or are not subject to deferred adjudication for a felony, there may be residents or occupants that have applied to reside in our community prior to these requirements going in to effect. The background reports may include an Office of Foreign Assets Control (“OFAC”) search for Specially Designated Nationals and Blocked Persons.

The OFAC list is updated periodically as new individuals and entities are identified. The United Stated government has classified the individuals and/or entities on the list as potentially dangerous and a threat to national security.

Rejecting Applications

Campus Crossings - Lafayette shall return the Security Deposit if a Security Deposit was required and document reason for denial and send a denial letter to applicant.

Junto con el formulario de solicitud de arrendamiento se debe presentar el certificado de nacimiento del menor.

Requisitos de edad

Toda persona de edad legal en el estado en el cual la comunidad está localizada puede solicitar residencia.

Requisitos de empleo/ingreso

El ingreso mensual bruto del solicitante o fiador debe ser por lo menos tres y media veces (3 ½) mayor a la tarifa total de arrendamiento. El solicitante o fiador debe tener una trayectoria de empleo sin interrupción de por lo menos 1 año.

Requisitos de residencia

El solicitante o fiador debe tener una trayectoria de pagos de arrendamiento o hipoteca cumplidos e ininterrumpidos de por lo menos 1 año.

Requisitos de número de seguro social

Para clasificar para vivienda, todo residente sin número de seguro social debe pagar un anticipo de 3 meses de arrendamiento, el cual será aplicado a los tres últimos meses del término del contrato.

Historial de crédito

En caso de que la Comunidad de Apartamentos solicite una verificación de crédito, el puntaje de crédito FICO debe estar por encima de 550. Quiebras no resueltas, sentencias y embargos de impuestos constituyen una negativa automática. Acuerdos de desalojo satisfactorio y no satisfactorio, ejecuciones hipotecarias y recobro de posesión también constituyen una negativa inmediata. Cualquier pago o deuda atrasada a un arrendatario es base para vetar un solicitante.

**Si no existe un historial de crédito o el que se obtiene es insuficiente, el residente potencial deberá pagar dos meses de renta como depósito de seguridad.

Investigaciones de antecedentes penales

La Comunidad de Apartamentos podrá realizar una investigación de los antecedentes penales del residente. Se rechazarán las solicitudes de las personas que hayan cometido delitos graves, tengan fallos pendientes por un delito grave, hayan cometido delitos contra personas o si el solicitante tiene antecedentes penales en la corte de menores que incluyan algunos de estos delitos graves. Cualquiera de estos delitos son bases para la negación de la solicitud o liquidación del contrato si el delito se comete una vez aprobada la solicitud inicial. Por favor tenga en cuenta que estos requisitos no constituyen una garantía o aseveración de que los residentes u ocupantes que viven actualmente en nuestra comunidad no hayan sido culpables de un delito grave o no hayan estado sujetos a un fallo diferido por un delito grave, ya que puede haber residentes u ocupantes que hayan solicitado residencia en nuestra comunidad antes de que entraran en vigencia estos requisitos. Los informes de antecedentes pueden incluir una investigación de la lista de ciudadanos con asignación especial (Specially Designated Nationals) y personas vetadas (Blocked Persons) de la entidad Office of Foreign Assets Control (“OFAC”). La lista de la OFAC es actualizada periódicamente cuando se identifican nuevos individuos y entidades. El gobierno de los Estados Unidos ha clasificado a los individuos y/o entidades en la lista como potencialmente peligrosos y fuente de amenaza para la seguridad nacional.

Solicitudes negadas

La Comunidad de Apartamentos devolverá el Depósito de Seguridad cuando éste se ha exigido y enviará una carta al solicitante en la que se explica la razón de la negación.
